About Capland Properties 

Capland Properties has been a family run business providing first class student accommodation in Sheffield for over 50 years.The business is headed by Rex Caplan, a very helpful and approachable landlord, supported by a friendly and reliable team who have a wealth of knowledge and expertise, having worked with students for many years. We own all of the accommodation that we rent out, we are not managing agents. We have a real personal pride in maintaining high standards throughout our property portfolio and carry out many major refurbishments annually to ensure we keep our properties bang up to date with modern kitchens and bathrooms. Careful consideration is given by our architect to maximise space throughout.  Each of our properties is decorated in a neutral colour scheme, every bedroom has a large bed with modern co-ordinating furniture. All living rooms have laminate or oak effect flooring giving a light and airy feel. Virtually all our lighting, both inside & out, utilises low energy bulbs to keep electricity bills to a minimum.

We also value your safety and security and ensure everything possible is done to make your stay in Sheffield a safe one.  We carry out a property induction service – a member of Capland Sheffield student accommodation will show someone from your house how things work; boilers, cookers, showers, smoke alarms etc. We appreciate this is a whole new world to lots of students so offer you a helping hand. We also provide a property manual with operating instructions for appliances in your property and helpful advice on looking after your new home.

Once you are happily settled in a Capland accommodation, should you experience any problems we have a skilled team of professional, trustworthy tradesmen available to carry out any necessary repairs. They are all well known to us and you can be sure you will be letting a friend not a stranger into your home.  We have a superb range of accommodation to suit anything from 2-16 people close to Sheffield Hallam and the University of Sheffield.

Capland is one of the best property agencies I have had contact with! The variation of accommodation they offer is fantastic and all are looked after to a very high quality. As soon as there is a problem, however minor, they send someone round usually on the same day to sort it. They have a dedicated team who are all helpful, friendly, and approachable. It says a lot that all six of us have stayed on again with the same agency and house for a second year as we know that Capland are reliable and you really do get your money's worth. All our friends and family our amazed at how nice the house is, as compared to other student houses it is well kept, a nice size, yet still in an ideal location; normally there's some sort of compromise! The landlords are good at keeping the house renovated and plan on redoing the whole kitchen in summer. You really couldn't ask for better landlords!


Everthing was just so easy with capland they sorted out any problems with the house straight away and really went the extra mile with us. Thank you so much for an amazing house and a hassel free year.


The service given by Capland so far has been excellent, the house has been fantastic, and whenever anything was wrong Capland were there to help, with a hand from the friendly workmen. Whenever I've had any issues with payment or rent I just drop into the letting office and the staff are helpful and friendly.

I spent my final year of Uni at 9 Denham Road and it was by far my best. Any problem we had (which was rare) was sorted out immediately. Everything in the house was clean and modern and kept maintained throughout the year and I always felt safe and secure. If I had known how good Capland were, I would have rented with them 2 years ago.

We have been greatly impressed at the level of maintenance that we have received on our property this year. Any faults have been dealt with very quickly and with little hassle, and much upgrading work has been done without us even having to ask. Whilst two of us are going abroad next year, those who are staying are staying in the same house, and this is a testimony to our relationship with our landlords as well as the state of the house which is impeccable.


As a tenant of Capland Properties I can honestly say that I can't think of anything that could have been done to improve its service to tenants. Whenever we had a problem it was fixed the next day if not the same day as reported, and their system of communication via text message was perfect for us as students. Whenever improvements were made to our home, virtually all the tradesmen who were employed by Capland properties were really friendly and informative. Thank you for a virtually problem free year!


With out doubt i would recommend Capland as landlords, i have only praise for the continuous service they provided us with for two years and i was constantly impressed with their quick response to our queries or problems.


Capland are excellent to deal with. Any problems are dealt with straight away. My property is lovely. It feels secure and is well maintained. I've stayed with them for 3 years, because I don't think that their high standards could be beaten. cheers!


Before moving into our flat last summer, we were told that we would be getting a brand new kitchen/living room area. We were so pleased to hear this and absolutely thrilled with the result, we moved in to a dishwasher, new flat screen tv, coffee table, worktops, breakfast bar and brand new oven/hob. Capland really do go above and beyond to keep tenants happy and ensure spaces are modern and comfortable. As well as this, we received an induction in the first couple of weeks to make sure we had settled in well- this little touch makes Capland unique in their level of customer service.

I’m coming towards my second and final year renting with Capland properties due to finishing my degree and I could not have asked for a better experience. Both properties I have rented with Capland have been absolutely perfect – clean, spacious and modern! But what has made the experience even better has been the impeccable customer service I have received throughout.

 We have received regular communication from the Capland team whenever necessary, always letting us know in good time if anyone needs to access the property. If we have had any issues, Capland have always been approachable, friendly, professional and easy to contact! If we have had any problems, a member of the team have visited the property to solve the issue within the same day, always being professional and warm when entering the property. Nothing has ever been too much to ask for!

 Overall, I feel extremely grateful and lucky for all the support, advice and custom I have received over the last 2 years with Capland. I can honestly say that I could not fault my experience, and would recommend any student renting in Sheffield to choose Capland properties

If you have a problem with your property and inform Capland they send a maintenance person round asap, and the problem is often dealt with the very next day. They are an approachable team and keep us well informed.


Would love to make a few comments.... the fact that we stayed in the same house says alot....all seven of us in the house were so impressed with Capland. any problems were pretty much sorted on the same day they occurred. a very happy two years were spent at 56 Wadbrough Road... thank you.


Since the start of this year, we have had a great experience with Capland. They are a really friendly approachable team, whether it be coming out to tell you the reason your boiler doesn't work is because you've turned it off at the switch (instead of turning the oven off) or carrying out regular checks on the property to keep us safe, such as testing the fire alarms. They always keep us up to date with what is happening with the house such as; scheduled visits and work being carried out on the property. From this experience, we are staying with Capland next year and would recommend them most definitely.

Although only recently becoming a customer of Caplands landlord services, it is clear to me that this business shows customer service far better than any I have received before. It is the little things which make student house hunting and rental a more pleasurable and stress free one and capland manages to achieve this beyond my expectations. To my surprise, I received a text message from Capland telling me which bin needed to be put out the next morning and having struggled last year with coordinating bins due to it being our first house, was a very nice touch. The staff have always been welcoming when I have visited the shop and always ask how things are going with both myself and the house, knowing even the minor details of our house, amongst the many others they manage, off the top of their head. They have been very accommodating with my payment situation which is very reassuring to see and communicate with us well. Having felt like we were ignored and not cared about with our last landlords, it is great to see the care they have for their clients at Caplands and I am looking forward to my tenancy with them. Before moving into the Capland house I looked at lots of properties around the same price with different companies and was really disappointed with standards. I looked at Capland's properties last and was impressed with how modern, clean and well looked after they were. After living there for a year I can see why. Capland staff are happy to help with any problems with the house which are sorted quickly and regular maintenence checks are made to make sure everything is working ok. Your well informed when people are coming round too so if you feel uncomfortable with the idea of someone being in the house (which you probably won't as staff are really nice) you can arrange for a housemember to be in. Really happy with the house and service.


You have been amazing landlords! Whenever something is broken its always been fixed and we've never had to wait for days for something to be sorted out so thanks! Definitely recommend people to get a Capland house!


Capland Properties are stylish with modern kitchens and good size / well equipped bedrooms. Security is of a good standard making you feel safe in local areas. The staff and workmen are friendly and helpful and the service overall is excellent.


I am going into my sixth year as a student in Sheffield. I have lived with 4 different landlords across 5 houses and Capland Properties has easily been the best landlord I have used. I am about to go into my third year and second property with Capland and can confidently say that I would not consider any other landlord in Sheffield. Capland’s exemplary property maintenance is one of the many reasons that I love renting with them.

One example of Capland handling a repair well was when out boiler broke on the Friday of a cold bank holiday weekend. It was after office hours when I managed to call Capland and they were immediately very helpful and understanding. They were not able to get hold of either of their usual boiler engineers so instead they arranged for another engineer to come out to us on the Saturday.

Another example of Capland’s good property maintenance was when they upgraded the door handles on our internal doors. When they replaced the handles there was small marks left on the doors where the old handles had been. Capland quickly repainted and re-glossed the doors to cover up these marks.

Earlier this year Capland re-grouted the shower in our bathroom. They did this after a member of staff noticed it needed doing upon visiting the property, not at request from us as tenants.

Recently, the front door handle became loose. This was quickly picked up on by a Capland staff member and fixed, without request from us as tenants.

At the heart of all these repairs is Barry – the Capland maintenance man. Barry is always considerate and polite when entering the property and is a pleasure to have in the house. He always works to a very high standard and is very thorough in everything that he does.


Capland have easily been the best letting agency that I have had at my 4 years at university in Sheffield. The house is consistently kept well above the usual student standard with any maintenance or improvements that have been required always being carried out quickly with minimal fuss and disturbance to the tenants of the house. The organisation of the office staff is brilliant with very effective use of text messages and email, constantly letting you know what work may be going on or when rent checks are being cashed. This was a great help! All the staff (office, tradesmen and landlord) have been very friendly, considerate and understanding. I highly recommend their properties to anyone who wants a reliable, safe and pleasant place to enjoy their uni years.


When ever something went wrong in the house all we had to do was ring up and most of the time within 24 hours it was fixed. i loved the support pack that was provided by them. Overall capland have has been excellent landords, which ment i had one less thing to worry about in my final year of university.


Capland have a very good team of workmen who were always very friendly and would usually be round within 48hours of any problem we reported. In our one year in the house it has been fitted with a new fridge, microwave and new flooring in the kitchen and living room. Thanks for a good year!

ust a message to say Jack, Matt and myself really appreciated the speed at which you got the house sorted for us and are extremely impressed and pleased as to how it looks (and works)! We all noticed how good and efficient your decorator was especially when it came to making room for us and clearing up in the evening so we could utilise the kitchen/lounge, the quality of his work is very good too!!! It would be nice if you could pass on the message! I look forward to spending more time in the house.
